An estate cleanout on the family's terms

Clearing a parent's or grandparent's home is not like clearing out a garage. There are decisions in every drawer. Some families want it done in one day so they do not have to come back. Others need two or three visits while relatives fly in and pick what they want. Dany works around either.

Before the crew starts, the family takes what they want. Photos, papers, jewelry, keepsakes, the furniture someone is keeping. Mark it or move it to one room. Everything else, the crew carries out and hauls away. If something turns up in a closet that looks personal, like letters or a box of photos, we stop and set it aside for you instead of tossing it.

Working with realtors, attorneys and out-of-town heirs

Many estate homes go on the market, and the realtor needs them empty before photos and showings. Dany can deal directly with the realtor or the person handling the estate, meet them at the property for access, and send photos when the house is clear. You get one price and one point of contact.

If the family lives out of state, that matters even more. A text with photos of each room is usually enough for Dany to give a flat price. Someone local, or the realtor, lets the crew in. You see the empty house in photos before you pay.

Rapid Haul has done real estate cleanouts in this area, including one in Coral Gables. One customer wrote that Dany "did some work for my elderly father and he’s awesome" (Jaydon P.).

How the price is set

Estate homes vary too much for a single starting price. A one-bedroom condo with light furniture is a short job. A family home with forty years in the closets, the garage and the shed is a long one. Dany prices it from photos or a quick walk-through and gives you one flat number that includes labor, loading, hauling and disposal. No hourly meter, no surprise dump fee.

What moves the number: how full the rooms are, heavy pieces like pianos, safes, china cabinets and old console TVs, stairs or a building with a long walk to the elevator, and whether the garage and shed are part of it. For the whole-house baseline, our full house cleanouts start at $1,000. If the estate price comes to $1,000 or more, Dany may ask for a 50% deposit and will tell you with the quote. The balance is due after the job.

What we do and what we leave to others

We are a removal and hauling crew. We do not run estate sales, appraise antiques, sell items for the family or arrange donations. If you want any of that, book it before we come and we will clear what is left after.

We also are not a cleaning company. We leave the house empty and swept. If the realtor wants it deep cleaned before listing, a cleaner can come in right behind us. Paint, chemicals, fuel and propane tanks need special handling, so tell Dany if the garage has them.

Condos, 55+ communities and HOA rules

A lot of estate cleanouts in Broward and Miami-Dade are in condo buildings and 55+ communities. Those usually have rules: elevator reservations, work hours, where a truck can park, sometimes proof of insurance. Call the management office first and pass the details to Dany. Rapid Haul carries $1M general liability insurance and can show proof if the building asks.

Our crew is quiet and quick in shared hallways, and we clean up after ourselves in common areas so neighbors are not left with a mess.

After the house is cleared

When we leave, the rooms are empty and swept, closets and cabinets are bare, and the garage and patio are clear if they were part of the job. The family can walk through one last time, hand the keys to the realtor, or let the next trade in.

Grief does not run on a schedule, and sometimes a relative calls a week later about a box they meant to keep. That is why we set aside anything personal we find instead of hauling it. If more items need to go after the first visit, text Dany a photo and he will price the pickup. Dany answers the phone himself, Monday to Saturday, 7 AM to 7 PM, so the family is never stuck talking to a call center.

How the job runs, step by step

  1. Step 1

Walk the home with the family

Dany walks each room with you, the realtor or whoever is handling the estate, and confirms what stays and what goes.

  2. Step 2

    Clear room by room

The crew works through one room at a time and sets aside any personal papers or photos it finds for the family to review.

  3. Step 3

    Haul to disposal

Every load is hauled to proper disposal. It is all in the flat price, so the family has nothing to arrange.

  4. Step 4

    Sweep and send photos

We sweep every room. If the family is not on site, Dany sends photos of the empty house before payment.

Estate Cleanouts: common questions

Something else on your mind? Call (754) 249-1015.

How much do estate cleanout services cost?

It depends on the size of the home and how full it is. Dany gives one flat, all-in price after photos or a quick look. Full house cleanouts start at $1,000.

How long does an estate cleanout take?

A small condo can be done in a day. A full family home often takes one to two days. Dany gives you a realistic estimate with the price.

How much does it cost to clean out a house after someone dies?

The same as any full house cleanout: it depends on contents and access, and starts at $1,000 for a whole house. The difference is that we go slower around personal items and set aside anything that looks important.

Can you work with our realtor?

Yes. Dany can coordinate access and timing directly with the realtor and send photos when the house is ready to list.

Do you donate or sell the items?

No. We remove and haul. If the family wants to donate or sell items, do that before the cleanout and we take what remains.

When is payment due?

After the job. If the price is $1,000 or more, Dany may ask for a 50% deposit and tells you up front.
