Miami-Dade bulky pickup in Glenvar Heights: the rules that trip people up

Glenvar Heights has no city government. It is unincorporated Miami-Dade, so the county's Department of Solid Waste Management (DSWM) collects. Garbage goes out twice a week in the green cart, and bulky items go through an appointment system with tight rules:

• Two bulky pickups per household per calendar year, up to 25 cubic yards each. You can combine them into one pickup of up to 50 cubic yards, but going over 25 in one pickup uses the full year's allowance. Duplex owners can combine up to four into one pickup of up to 100 cubic yards.
• Book online, in the county app or through 311 before anything goes to the curb. Appointments open 30 days ahead, with no waitlists or fit-ins.
• Out no more than 3 days early and at the curb by 7 a.m. Early piles can get a warning or a civil citation.
• Within 10 feet of the street, five feet from mailboxes, cars, trees and poles, with 15 feet of clearance overhead.
• Mattresses fully sealed in a plastic mattress bag, and refrigerator and freezer doors removed.
• No single item over 150 pounds, no microwaves, TVs, electronics or central air units.

When it makes sense to call a hauler instead

Appliances are where people get stuck. The county does not take microwaves, electronics or central air units at all, wants fridge doors off, and will not lift anything over 150 pounds. An old chest freezer, a heavy sleeper sofa or a stack of electronics has to go some other way.

If you have used your two pickups, the county's own options are a Trash and Recycling Center, a for-fee excess pickup approved by the property owner, or a private hauler. That last one is Dany. Appliance removal starts at $100 and furniture removal at $125, loaded from inside, no curb rules, no appointment weeks out.

Rentals, landlords and the dumpster enclosure

The 2020 Census counted 11,002 housing units here, with a rental vacancy rate of 14.1% and about 36% of households made up of people living alone. A lot of units turn over, and every turnover leaves something behind.

Some multi-family and condo properties are on DSWM dumpster service instead of carts. The county tells those residents to take furniture and appliances to a Trash and Recycling Center, not to leave them in the enclosure. For a landlord clearing a unit, a flat-price haul is usually quicker than loading a car for the center. House cleanouts start at $1,000, and smaller unit cleanouts are priced from photos.

Tear-outs and Miami-Dade RER permits

Demolition permits here come from Miami-Dade County Regulatory and Economic Resources (RER), Building & Permits, not from South Miami or Pinecrest next door. Residential demolition uses the county's Building Permit Application: Category 15 for a detached structure, Category 02 for work attached to the main home. The county says all listed items are required and incomplete applications will not be accepted.

The GC or the property owner pulls the permit. Rapid Haul does the non-structural tear-out (kitchens, bathrooms, flooring, drywall) and hauls it all. Room demo starts at $750.

Curbside bulky pickup limits construction and demolition debris to no more than 3 cubic yards, and the county's Trash and Recycling Centers take up to three cubic yards per customer per day. For bigger loads, the county sends construction debris to the South Dade Landfill, Gate A, paid by weight. A kitchen tear-out almost always needs a hauler.
