01WM bulk pickup in Southwest Ranches
WM is the town's franchise provider for trash, recycling and bulk. Bulk here includes bulk trash and yard trash, and it comes every other week. The 2026 town guide splits the town into 12 zones, each with an assigned weekday. Each set-out can be up to 12 cubic yards.
The rules from the town guide and code:
- Not out before the weekend (code: the Saturday) before your collection day, and out by 7 a.m. that day
- Loose items bagged, boxed or crated, no more than 4 feet long and no more than 50 pounds
- Tree trimmings cut to no more than 4 feet or 50 pounds, kept separate from other bulk
- White goods placed separately, with doors removed or sealed
- Bulk must come from the property next to the swale where it sits
- Piles over 12 cubic yards are tagged and left unless you call WM at (954) 974-7500 for a paid pickup
02What bulk won't take, and the franchise rule
The town is clear about the exclusions: no contractor-generated material, no construction debris, no waste compiled by an independent contractor, no excessive land-clearing or development debris, and no horse manure.
There is a second rule to know. Town Code Sec. 16-19(f) says all property owners shall use the town's franchise service provider for the removal of all solid waste. In plain terms, debris from a permitted demolition here may have to go through WM, the town's franchise hauler. Dany will tell you what applies to your job before you book. He won't promise you a way around the rule.
Southwest Ranches is also not on Broward County's participating lists for the residential drop-off centers or household hazardous waste, so the county drop-off option is not available to residents.

03Permits, drainage districts and tear-outs
Building permits and inspections are provided by CAP Government, Inc. for the town, with staff at Town Hall, 13400 Griffin Road, and permits filed through the CAP online portal. The town calls itself a contract community. Zoning, engineering and drainage-district approvals can come before the building permit: the South Broward Drainage District west of SW 148 Avenue and the Central Broward Water Control District east of it.
Your general contractor or you as the owner pulls the permit. Rapid Haul does not. What Dany's crew does on ranch properties is the non-structural tear-out and the haul, where the town's rules allow it: fence removal (removal only, never installation), shed removal from $350, deck demo from $550, concrete slabs, and above-ground pools and pool decks (never in-ground pools).
04Acre lots, barns and a rural town
Southwest Ranches zoning is almost entirely rural residential and agricultural, with lots of one to two acres minimum, and the lowest density of any town in Broward. A Florida International University report notes grazing animals, nurseries and farms, and a regional planning document describes single-family homes on rural ranches and estates, equestrian trails and septic systems. The town's motto is Preserving Our Rural Lifestyle.
Census estimates put owner-occupancy at 95.8%, with a median home value of $906,500 and 3.54 people per household across 2,146 households. Neighborhoods include Country Estates, Green Meadow, Ivanhoe Estates, Rolling Oaks, Sunshine Ranches, Landmark Ranch Estates and Sterling Ranch Estates.
Big lots make big outdoor jobs: long runs of old privacy fence, rotting sheds, barn and garage cleanouts, and overgrown corners that need clearing.

Southwest Ranches: common questions
Something else on your mind? Call (754) 249-1015.
How much bulk can I put out in Southwest Ranches?
Up to 12 cubic yards per set-out, every other week on your zone's day. Anything over 12 cubic yards gets tagged unless you call WM for a paid pickup.
Will WM take my old fence or barn debris?
Not if a contractor generated it, and not if it is construction or land-clearing debris. The town code also requires owners to use the franchise provider for solid waste, so ask Dany what applies before you book a haul.
Can I use the Broward County drop-off centers?
No. Southwest Ranches is not on the county's participating lists for bulk, yard waste or household hazardous waste.
Do you install new fences?
No. Rapid Haul only removes and hauls away old fencing. Your fence installer takes it from there.
Who issues building permits in Southwest Ranches?
The town's Building Department, run by CAP Government at Town Hall. Drainage-district and zoning approvals may come first. Your GC or you pull the permit.
