Your yearly bulky allowance in Kendale Lakes

Kendale Lakes is unincorporated, so Miami-Dade County's Department of Solid Waste Management handles collection: waste twice a week, recycling every other week. Bulky waste works on an allowance. Each household gets two pickups per calendar year, January 1 through December 31, up to 25 cubic yards each. The two can be combined into one pickup of up to 50 cubic yards, and excess bulky waste is collected only if you authorize a fee of $31 per cubic yard, per the county's 2025 guide.

A garage that has been filling for years can use the whole allowance in one go. So can a house cleanout before a sale. Once it is gone, it is gone until January, and there is no waitlist or fit-in if you need a date sooner.

Booking and set-out rules the county enforces

You have to request the pickup before anything goes to the curb, online at miamidade.gov/bulkywaste, on the MDC Solid Waste app or through 311. Slots open 30 days in advance. The pile can go out no more than 3 days before the date and must be out by 7 a.m. Since April 1, 2023, an early pile can bring a warning notice up to a civil citation. Cancellations must reach the county 2 days before the appointment.

Placement matters too: within 10 feet of the street, at least five feet from mailboxes, parked cars, trees, utility poles and sprinkler heads, with 15 feet of clearance up to the lowest branch or power line. Tree limbs should be no longer than five feet.

Some things never go at the curb: home chemicals, rock and dirt, any single item over 150 pounds, and more than three cubic yards of construction and demolition debris. Refrigerators and freezers need their doors off, mattresses go in a plastic bag, and only up to three cubic yards of wooden fence is allowed.

A lakes community, mostly owner-occupied

Kendale Lakes was mostly a bedroom community until the mid-to-late 1980s. The grounds of the former Kendale Lakes Country Club, now the Miccosukee Golf & Country Club, are dotted with lakes. The 2020 Census counted about 19,500 housing units with 2.8% vacant and a homeowner vacancy rate of just 0.6%. An FIU transportation profile puts homeownership at 71.9%.

With most homes owner-occupied, the jobs that come up are owners clearing a garage or a whole house. Garage cleanouts start at $300 and house cleanouts at $1,000. Furniture removal starts at $125 and appliance removal at $100. Remodels and permits in unincorporated Dade

Demolition permits for unincorporated Miami-Dade are issued by the Miami-Dade County Building Department, part of the Department of Regulatory and Economic Resources. The county lists demolition of residential and commercial structures, with an additional form for owner-builder permits. The GC or the owner pulls the permit; Rapid Haul does not.

The county's Trash and Recycling Centers are only for the department's waste-fee customers, and the county says they are not for commercial use, so a crew's remodel debris needs its own way out. Rapid Haul does non-structural tear-out and the haul: room demo from $750, construction debris from $200, and a 50% deposit on jobs of $1,000 and over.
