Pembroke Pines restricts who hauls demolition debris

This is the first thing to know about a tear-out in Pembroke Pines. The City says it has an exclusive franchise agreement with Waste Pro for the collection of all construction and demolition debris. Its FAQ says hiring third-party haulers is not permitted, that contractors may only use roll-off containers they own, and that using an unauthorized hauler or container is a violation of City Code.

So debris from a permitted demolition in Pembroke Pines may have to go through Waste Pro, the city's franchise hauler. Rapid Haul is not that franchise hauler, and Dany will not tell you otherwise. Before he books an interior job here, he looks at your scope and tells you plainly what applies: what his crew can tear out, and where the debris has to go. If the rules mean the debris goes to Waste Pro, you hear that before any deposit, not after.

Permits go through the Pembroke Pines Building Department

Building permits in Pembroke Pines are issued by the City's Building Department at 601 City Center Way, 2nd Floor, phone (954) 435-6502, with submittals online through the city's Development Hub. The Engineering Division handles site-work permits, which its permits page lists as clearing, demucking, fill and demolition.

Your general contractor or you as the property owner pull whatever permit the remodel needs. Rapid Haul does not pull permits. Dany's part is the non-structural tear-out: no walls, beams or columns that carry the floor or roof above.

Before the crew starts, your plumber and electrician shut off and cap every line in the rooms coming out. The crew will not pull a vanity or cut into a wall with live water or power behind it.

Why the curb is not an option for tear-out debris

Eastern Waste Systems collects bulk in Pembroke Pines twice a month, up to 10 cubic yards per home per pickup. But the city's bulk rules exclude contractor-generated debris, and renovations are named in that rule. Glass of any kind is excluded too, which covers shower doors and mirrors.

If renovation debris ends up at the curb anyway, the city says EWS may remove it for a fee of $25.00 per cubic yard. Bathroom tile and mortar are heavy and add up fast, so a pile left out can cost more than you planned.

Bathrooms and kitchens in Pembroke Pines homes

Pembroke Pines grew out of dairy farms, and much of it went up fast in the 1990s after Hurricane Andrew. West of I-75, West Pines is mostly subdivisions built since Andrew. About 69.6% of homes here are owner-occupied, with a median owner-occupied value of $439,500 (Census, 2020 to 2024).

One of Dany's own posts tagged Pembroke Pines shows a master bathroom demo done for a property maintenance company. The full write-up is under Our Work. Typical scopes here:

  • Master baths: tub, shower surround, glass doors, vanity, toilet and tile
  • Kitchens: cabinets, countertops, backsplash and old appliances
  • Flooring: tile, carpet and laminate down to the slab
  • Drywall cut out after a leak

What a Pembroke Pines room demo costs

Room demo starts at $750. Dany prices it from photos of each wall, the floor and the way out to the driveway, and the number is flat: labor, tear-out and carrying, plus hauling and disposal where the city's rules allow Rapid Haul to haul. Tile floor to ceiling, two layers of flooring and second-floor bathrooms push it up.

Jobs of $1,000 and over, which includes most full kitchens, take a 50% deposit to hold the date. Rapid Haul is based in Hollywood, which borders Pembroke Pines, and Pembroke Pines is one of Dany's top cities. He answers (754) 249-1015 himself, Monday to Saturday, 7 AM to 7 PM.

How a interior demolition job runs in Pembroke Pines

  1. Kitchen before tear-out, with cabinets and countertops still in place

    Step 1

    Confirm scope and shut-offs

The crew walks each room with you, marks what stays, and checks that electric, water and gas are already off and capped.

  2. Crew member pulling old tile and fixtures out of a bathroom

    Step 2

Cover paths and gut the room

Hallways and floors that stay get protected, then cabinets, fixtures, tile, flooring and drywall come out in order.

  3. Bagged interior demolition debris carried out to the truck

    Step 3

    Carry out and haul

Debris is bagged or carried straight to the truck, then hauled to disposal the same day.

  4. Empty room swept down to the slab after interior demolition

    Step 4

    Sweep down to the subfloor

The room is swept clean so your builder can measure and start without clearing scraps first.

Pembroke Pines: common questions

Something else on your mind? Call (754) 249-1015.

Can Rapid Haul haul demolition debris in Pembroke Pines?

The City says Waste Pro has an exclusive franchise for construction and demolition debris and that third-party haulers are not permitted. Debris from permitted demolition may have to go through Waste Pro. Dany checks your job and tells you what applies before booking.

Who pulls the permit for a bathroom remodel in Pembroke Pines?

Your GC or you as the owner, through the City's Building Department at 601 City Center Way, (954) 435-6502. Rapid Haul does not pull permits.

Can I put old tile and a vanity out with bulk pickup?

No. Pembroke Pines bulk excludes contractor-generated renovation debris and glass. If it is left at the curb, EWS may remove it for $25.00 per cubic yard.

How much does a bathroom demo cost in Pembroke Pines?

Room demo starts at $750. A tiled master bath with a glass enclosure is usually more. Text photos for one flat price.

Will you remove a wall between the kitchen and living room?

Only a partition wall your builder or engineer confirms holds nothing up. Anything carrying the roof or floor is not Rapid Haul's work.
