01What Miami-Dade's bulky pickup does and doesn't do in Fontainebleau
Fontainebleau is unincorporated, so trash is handled by the Miami-Dade County Department of Solid Waste Management (DSWM), not a city. Curbside garbage goes out twice a week, either Monday and Thursday or Tuesday and Friday, in the green automated cart.
Big items go through the county's bulky waste appointment system. Each household gets two scheduled pickups per calendar year of up to 25 cubic yards each. You can combine them into one pickup of up to 50 cubic yards, but a single pickup over 25 cubic yards uses up the whole year's allowance. If you authorize collection of excess, the county's 2025 guide lists a fee of $31 per cubic yard. You book first, through 311, miamidade.gov/bulkywaste or the county app, and the pile cannot go out more than 3 days before the appointment. Since April 1, 2023, setting it out early can bring anything from a warning notice to a civil citation.
The county will not take home chemicals, rock and dirt, any single item over 150 lbs or more than three cubic yards of construction and demolition debris at the curb. Refrigerators and freezers need the doors removed, and piles have to sit at least five feet from cars, fences, mailboxes, drains, poles, hydrants and sprinklers.
So a hauler makes sense when you have used your two pickups, when one piece weighs more than 150 lbs, when the load is tear-out debris, or when you cannot wait for the next open appointment.
02Condos and apartments: the dumpster enclosure is not the answer
Much of eastern Fontainebleau was built for condominiums and apartments. That matters for trash. The county's single-family bundle includes bulky waste pickup, but multifamily service is a separate category. Some communities are on twice-weekly dumpster collection instead of carts, and the county says furniture and household appliances should not go in those dumpsters or be left in the enclosure. They belong at a Trash and Recycling Center.
In practice, a condo move-out or a unit cleared between tenants needs its own haul. Text Dany a photo of the unit, tell him the floor and any building rules for move-outs, and he will give you one price to carry it all out and take it away.
Landlords and property managers turning units over can call the same number. One flat price per unit, paid after the job.

03Remodel tear-outs and Miami-Dade permits
Because Fontainebleau has no city hall, building and demolition permits come from Miami-Dade County Regulatory and Economic Resources (RER), Building. The county requires a full list of items for demolition of residential or commercial structures, using the Building Permit Application, and commercial demolitions also need asbestos review by the Division of Environmental Resources Management. Applications can be filed at the Herbert S. Saffir Permitting and Inspection Center.
The GC or the property owner pulls the permit. Rapid Haul does the non-structural tear-out (kitchens, bathrooms, flooring, drywall) and hauls every piece of it away. Room demo starts at $750 and construction debris hauling at $200.
Doing it yourself is possible but slow. The county's centers limit construction and demolition debris to three cubic yards per customer per day and turn away trailers larger than 10 by 6 by 6 feet, so one bathroom can mean several trips.
04Townhomes, Village Homes and the old golf course land
The western side of Fontainebleau is Village Homes, single-family houses, Garden Homes and townhomes. Fontainebleau Park was built around two 18-hole golf courses, both now closed and built over. The 2020 Census counted 20,323 households.
In the houses and townhomes, the calls are garage cleanouts, old appliances and furniture that will not fit on a single bulky appointment. Communities we serve here include:
- Fontainebleau Park and Fontainebleau Park West
- Village Homes and Garden Homes
- Soleil Condominiums
- Fontainebleau Office Park, for office cleanouts

Fontainebleau: common questions
Something else on your mind? Call (754) 249-1015.
How many bulky pickups does Miami-Dade give a Fontainebleau home?
Two scheduled pickups per household each calendar year, up to 25 cubic yards each, booked through 311 or the county site. Multifamily properties are a separate service category.
Can I leave old furniture by my condo's dumpster?
No. The county says furniture and household appliances should not go in community dumpsters or be left in the enclosure. Take them to a Trash and Recycling Center or have them hauled.
Who issues demolition permits in Fontainebleau?
Miami-Dade RER Building, since Fontainebleau is unincorporated. Your GC or you as the owner pull the permit. Rapid Haul handles the non-structural tear-out and the haul.
Will the county take a heavy item like an old safe or a solid wood armoire?
Not if a single item weighs more than 150 lbs. That is a common reason to call a hauler. Send Dany a photo and he will price it.
Can you come today?
Often, yes, when you call or text early. Dany answers the phone himself and will tell you the soonest time he can be there.
